 - Tile and glass are hard surfaces and clean easily with detergent and water. They are not where the problem lives.

The dark line along a shower joint is the visible part of a colony that is mostly not visible. Mold on silicone caulk grows in the soap and body-oil film on its surface, and in the hairline gap where the bead has separated from the tile or the tray. A cleaner removes what is on top of the film. The growth in the gap is untouched, and it recolonises the surface within weeks.

Grout behaves differently and worse. Cement-based grout is porous unless it has been sealed and the seal is intact, and once growth is inside it, the situation is the one EPA describes for porous materials — mold fills the empty spaces and crevices and becomes difficult or impossible to remove completely.

That is the whole reason the answer is replacement rather than a better product.

An enclosure that dries between uses does not grow mold, regardless of what it was cleaned with last. One that stays wet grows it again whatever was used.

EPA’s control list is the practical version: vent the bathroom to the outside, use the exhaust fan, increase ventilation, and hold the room between 30 and 60 percent relative humidity. Wiping the enclosure down after use does more for recurrence than any product on the shelf, because it removes the water rather than the organism.

Both EPA and CDC give the same warning, and a shower is the most likely place in a house to ignore it: never mix chlorine bleach with ammonia or any other cleaner. The reaction produces a poisonous gas, and it happens in a small, enclosed, poorly ventilated space with the door shut. If you use any cleaning product in there, open the door and run the fan.

 

## What this means for your claim

Mold in shower sealant is essentially never a claim. It develops over time from ordinary use, and policies respond to sudden and accidental events rather than to conditions that build up — which is what a maintenance exclusion is for.

What can become a claim is what the failed sealant let through. Water passing a failed bead or a cracked pan travels into the floor structure below and into the wall behind, and a leak of that kind that is discovered suddenly may be a different question entirely. ## Common mistakes

 - Re-caulking over moldy caulk. The new bead sits on a colonized surface and fails the same way within months.
- Leaving a squeegee unused. A wiped-down enclosure dries in minutes; a wet one stays wet for hours.
- Mixing cleaners in an enclosed shower. Bleach with an ammonia-containing product produces toxic fumes in the worst possible room for it.
- Sealing grout that is already colonized, which locks the growth in.
- Treating a soft floor or a stain on the ceiling below as part of the same cleaning job. It is not.

### Why does it always come back in the same joint?

Because that joint stays wet longest. Water sits in the angle between two planes, and if the bead has pulled away even slightly, it wicks into the gap and stays there. The recurrence is telling you the bead has failed, not that the cleaning was inadequate.

 
 

### Is bleach the right thing for shower mold?

It kills surface growth on tile and glass. EPA does not recommend biocides as a routine practice, because dead mold still causes allergic reactions until it is removed, and because bleach does not reach growth inside porous grout. Detergent, water and drying is what EPA publishes, and replacement is what actually ends it.

 
 

### Do I need to remove the tile?

Usually not. Growth confined to caulk and grout is a surface-assembly problem. Tile comes off when the board behind it is wet or soft, when tiles sound hollow or move, or when there is staining on the other side of the wall — all of which are signs that water has been passing the enclosure rather than sitting on it.
