Caution — limited conditions Only under the specific conditions stated. If any of them do not hold, stop. It depends on the wood. Sealed or finished wood is a hard surface — under about ten square feet it cleans with detergent and water. Bare, unsealed wood is porous, and growth reaches into the grain where surface cleaning cannot follow it. Structural framing that stayed wet needs assessment, not a scrub.

## The short version

 - Finish is what decides it. Varnish, lacquer, paint and factory coatings make wood behave as a hard surface.
- Bare wood is absorbent, and EPA's position on absorbent materials is that mold may be impossible to remove completely.
- Wood that grew mold was wet for more than a day or two. Finding out why matters more than the cleaning.
- Structural framing and subfloor are not furniture. Wet framing is assessed for moisture content and for what is around it.

EPA’s distinction is not between materials by name but between hard and non-porous on one side and absorbent and porous on the other. Wood sits on both sides depending on what has been done to it.

Effectively non-porous — an intact polyurethane, varnish, lacquer, oil-based paint or factory melamine finish. Growth is on the coating, not in the wood, and it cleans.

Porous — bare framing lumber, unfinished shelving, the underside and back of case furniture, plywood edges, oriented strand board, subfloor, and any finished surface where the coating has failed or the growth has stained through. Here EPA’s position governs:

 

Mold can grow on or fill in the empty spaces and crevices of porous materials, so the mold may be difficult or impossible to remove completely.

 

The stain that will not lift is the useful diagnostic. A colony sitting on a coating wipes away; a colony that has grown into the grain leaves color behind after the surface is clean.

## Furniture and framing are not the same question # Link to this section

A moldy chest of drawers is a contents decision — is the piece worth the work, is it sentimental, does its value justify professional cleaning. It can be taken outside, worked on, and thrown away if the answer is no.

A moldy stud, joist or subfloor is a building decision, and the questions are different: how wet is it now, how long has it been wet, is the source stopped, is there growth on adjacent insulation and board, and does the member still have its structural properties. Those are answered with a moisture meter and by opening the assembly, not by looking at the surface.

Wood is also slow. It holds water long after the room feels dry, which is why a floor can look fine and read wet, and why growth appears on framing weeks after the event that wet it.

EPA’s prevention statement applies to wood as much as to anything else:

 

If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.

 

Mold on wood is therefore evidence about time . Something was wet for longer than that window — a spill nobody found, a leak behind a unit, a humid room with no air movement, a piece stored in a basement or a garage. Clean the piece and leave the condition, and the same piece grows the same thing again.

 

## What this means for your claim

Wood makes the difference between two parts of a claim visible. Furniture and stored items are contents ; framing, subfloor, stairs and trim are the structure . They are paid from different coverages, often with different valuation, and mold on either is drawn from the same separate fungi sublimit rather than from the dwelling limit.

The practical consequence is that an inventory matters. Photograph each affected piece before anything is cleaned or discarded, note what it is and roughly what it was worth, and keep the moldy item until someone has seen it or you have been told in writing you can dispose of it.

 - Sanding growth off bare wood indoors without protection, which aerosolizes spores and dust into the room.
- Treating a wet structural member as a cleaning problem. What matters is its moisture content and what is behind it.
- Soaking wood to clean it. Adding water to the material that grew mold from water is self-defeating.
- Refinishing over growth in the grain, which seals it in and stains through later.

### Can I sand mold off wood?

On bare wood, sanding removes the surface layer and some of the growth in it, and it puts a great deal of spore-laden dust into the air. If it is done at all it belongs outdoors, with an N-95 respirator, gloves and goggles, on a piece small enough to carry — not on framing inside an occupied house.

 
 

### Is moldy framing lumber structurally damaged?

Mold itself does not consume structural wood; wood-decay fungi do, and they are a different organism with a different appearance. Soft, crumbling, stringy or visibly rotted wood is decay and is a structural question. Surface growth on sound, dry lumber usually is not — but the moisture that caused both is the thing to chase.

 
 

### What about a moldy antique or a piece I cannot replace?

That is a case for a contents restoration specialist rather than a cleaning product. It is also worth photographing and listing before anything is attempted, because the contents portion of a claim is settled on the record you make, and a piece that is cleaned first and documented afterwards has lost most of its evidence.
