After a house fire: what actually happens next

Every restoration company's website has a fire page. None of them will tell you on day one that you also have a water problem and, within about two days, a mold problem.

A house fire produces three losses, not one. Fire and smoke damage arrive first, then thousands of gallons of firefighting water in floors and wall cavities the fire never reached, then mold risk if that water is not dried inside the 24 to 48 hour window EPA describes. Each stage is a separate scope and a separate argument with your insurer.

Restoration companies organize their websites around service lines because that is how they are organized and how they bill: a water page, a fire page, a mold page. It is a reasonable way to run a business and a poor way to inform someone whose house just burned.

Nobody has a fire loss. They have an event, and this event reliably produces three perils in a predictable order.

Why the water is the part people miss Link to this section

Firefighting introduces a large volume of water into a building in a short time, under pressure, into a structure that has openings in it. It does not stay where it was applied.

It runs down through floor assemblies into rooms below the fire. It runs into wall cavities, where it is invisible and where it stays. It soaks insulation, which then holds it against framing. A week later, the ceiling in a room that never saw flame comes down, and the homeowner is surprised.

At the same time, the power is off. There is no HVAC, no dehumidification, no air movement. Wet material sits at ambient humidity, which is the worst possible condition for it.

That combination — a large volume of water, distributed into hidden assemblies, with no drying happening — is why mold is a fire problem and not just a plumbing problem.

Why the smoke residue type matters more than the fire size Link to this section

There are four residues you are likely to be dealing with, and which one you have depends on what burned, not on how large the fire was.

Protein residue is the one that catches people out. There is nothing to see, so the conclusion is that there is nothing to clean, and then the odor never leaves.

Removing soot from surfaces and removing odor from a building are different scopes with different methods, and finishing the first does not accomplish the second. Odor moves into porous contents, into carpet and pad, into the HVAC system, and into wall cavities.

The methods range from HEPA filtration and source removal through to thermal fogging, hydroxyl generators and sealing. Ozone is also used — in unoccupied structures only, because it is a respiratory irritant. Anyone proposing ozone in a house you are living in is proposing something you should question.

The expensive mistakes here are all sequencing mistakes. Cleaning before the water is addressed means cleaning twice. Rebuilding before the structure is dried to a documented moisture goal means building over wet material. Discarding contents before they are itemised means losing the contents claim.

None of that is obvious while standing outside a house that is still steaming, which is why it is written down here.

Why this needs a professional

This page explains what happens after a fire. It does not tell you how to do any of it, and that is deliberate.

The structure is not released to you. Fire weakens framing, and hot spots reignite hours after the visible fire is out. The fire department decides when the building can be entered, not you and not a contractor.

Smoke residue is not a wiping problem. Wet smoke and protein residue smear under pressure — dry-wiping them drives the residue into the finish and turns a surface that could have been cleaned into one that has to be refinished. Which residue you have depends on what burned.

Suppression water is rarely Category 1. It has run through a burned structure and picked up soot, char and building debris, and it has usually been sitting for hours by the time anyone can get in.

Ozone, if it is used at all, is used in an unoccupied structure. It is a lung irritant. It is not a homeowner procedure and there is no safe way to present it as one.

What this means for your claim

Three coverage points decide most of what a fire claim is worth, and none of them are obvious on day one.

Additional living expense (ALE) starts immediately. It pays the increase in your living costs while the home is uninhabitable — hotel, meals above what you normally spend, pet boarding, extra commuting. It is the single most under-claimed coverage in fire losses, largely because people assume it begins when the paperwork does. Keep every receipt from the first night.

Contents are a separate, enormous job. A fire contents claim means itemising what you owned, which is the most labor-intensive part of the whole process and the part most often shortchanged. Do it before anything is discarded.

Mitigation and rebuild are different payments. The emergency phase — board-up, extraction, drying, removing unsalvageable material — is scoped and frequently paid separately from putting the house back together. Being handed one number for "the whole job" early on is a reason to ask more questions, not fewer.

Common mistakes

  • Treating the fire as the whole loss, and discovering the water damage a week later when a ceiling below the fire floor gives way.
  • Dry-wiping soot before anyone has identified the residue type — this is what turns a cleanable wall into a repaint.
  • Discarding damaged contents before they are itemised, which removes the evidence the contents claim depends on.
  • Not starting ALE receipts on the first night, because nobody said the coverage existed.
  • Running the HVAC system, which distributes smoke residue through parts of the house the fire never reached.
