Mold
There is no federal standard for how much mold is too much. That single gap explains most of the confusion in this area.

EPA states that if wet materials are dried 24 to 48 hours after a leak, in most cases mold will not grow. No EPA or other federal limit has been set for mold or mold spores, so sampling cannot show compliance with a standard, and EPA says sampling is usually unnecessary where mold is visible.

EPA’s guidance is worth quoting exactly, because it is routinely repeated backwards:
“If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.”
That is a prevention window, not a countdown to inevitable growth. The difference matters: it means the 48 hours after a water loss are the cheapest, most effective intervention available to you, and that acting inside them is usually decisive rather than merely helpful.
What makes a building miss that window is almost always the same thing — no power, so no drying, or drying that started late. That is why the mold answer and the water answer are the same answer, separated by two days.
Why “mold testing” often tells you nothing Link to this section
EPA is explicit about this:
“Since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a building’s compliance with federal mold standards.”
No agency publishes a number above which a building is unsafe and below which it is fine. A lab can tell you what species were found and at what concentration, but there is no benchmark to compare it against. A result is not a pass or a fail, because there is no defined pass mark.
EPA goes further on when to test at all:
“In most cases, if visible mold growth is present, sampling is unnecessary.”
Testing has real uses — comparing an affected area against an unaffected one, or verifying a cleanup. Deciding whether you have a mold problem is usually not one of them. If you can see it, or the building smells of it, you already have the finding a test would give you.
This is worth knowing before someone sells you a test.
What remediation actually is Link to this section
The work is: find the moisture source and fix it, contain the area so spores are not distributed, filter the air, remove the affected porous material, clean what remains, and verify. Porous material that is heavily colonized is generally removed rather than cleaned.
EPA gives a specific threshold for what a homeowner may reasonably take on:
“If the moldy area is less than about 10 square feet (less than roughly a 3 ft. by 3 ft. patch), in most cases, you can handle the job yourself.”
Beyond that, the containment requirement is the reason it stops being a do-it-yourself job — not the difficulty of the cleaning, but the risk of spreading the problem through the rest of the house.

Every mold question is a water question first. What got wet, when, and was it dried to a documented goal. The water category matters here too: Category 1 water dried quickly often produces no mold problem at all, while Category 3 water means the porous materials it touched are generally removed rather than dried, and the mold question is decided by that removal rather than by any drying.

“For some people, mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash.”
“People with asthma or who are allergic to mold may have severe reactions. Immune-compromised people and people with chronic lung disease may get infections in their lungs from mold.”
CDC is also direct about testing:
“CDC does not recommend mold testing.”

Why this needs a professional
EPA publishes guidance for homeowners handling a small area of mold themselves. Beyond that threshold the work involves containment, negative air pressure, HEPA filtration and controlled removal of porous material, because disturbing mold without containment distributes spores through the rest of the building. This page does not contain a remediation procedure for anything beyond the EPA small-area guidance, and no health claim here goes beyond what CDC and EPA publish. Nothing on this site diagnoses anyone.
