Why is my restoration bill so high?

Usually because the scope grew after the walls were opened, or because equipment ran longer than expected. Both are checkable. Ask for the moisture readings that justify each removal and the equipment log showing what ran where and for how long. A bill without either behind it is the one worth questioning.

The short version

Two rows drive most surprises. Per-unit-per-day lines compound — twelve air movers for nine days is 108 unit-days, and a delay at the start affects both numbers. Per-square-foot removal grows with the wet area, and the wet area is discovered rather than predicted.

What water category was this scope written for? Category 1 clean water can often be dried in place. Category 3 requires removal of porous material. A scope that removed a lot should be a scope written against Category 2 or 3, and there should be a reason.

What did the moisture readings say? Every removal should trace to a reading showing the material was wet, and every day of equipment to readings showing it had not yet reached the goal.

When did the readings reach the target? Equipment running after that point is the single most common overbilling, and the log makes it visible.

Why the scope grew Link to this section

It nearly always grows, and usually for a legitimate reason: the initial estimate was written from what could be seen, and water travels. It runs along the underside of flooring, down inside stud bays, under cabinet toe-kicks, and across the top of a ceiling. Wet insulation and framing are found by opening things, not by looking at them.

A revised scope after inspection is normal. A revised scope with no readings behind it is not, and that is the distinction to make rather than assuming either that all growth is padding or that none of it is.

What to do if it still looks wrong Link to this section

Raise it with your adjuster rather than only with the contractor, since the insurer is paying most of it and has both the estimating software and the incentive to check. Put the request in writing, ask for the three documents by name, and ask for mitigation and rebuild to be separated if they are not.

If you signed an assignment of benefits, the contractor may be dealing with the insurer directly and you may have less control over this than you expect. That is worth establishing early rather than discovering during the dispute.

What this means for your claim

Most of a restoration invoice is settled between the contractor and your insurer, which is why homeowners often see it only at the end. That does not make it unquestionable, and the questions that work are specific ones.

Ask for the daily moisture log, the equipment log, and the water category the scope was written for. Those three documents explain almost every line. If the contractor has them, the bill usually makes sense once you read them. If they do not exist, that is itself the finding — and your insurer's adjuster is the right person to raise it with, since they are paying most of it.

  • Not knowing whether you signed an assignment of benefits, which changes who controls the claim.
  • Paying a disputed invoice before your adjuster has reviewed the scope.
  • Waiting until the end to ask for logs that should have been produced daily.

Common follow-up questions

Can I refuse to pay part of it?

You can dispute specific lines, and the productive way is with the readings and logs in hand rather than as a general objection. Where an insurer is paying, the scope dispute is usually between the contractor and the adjuster, and your role is to make sure the adjuster sees the documentation.

Is an antimicrobial always necessary?

It is appropriate to the category. On Category 1 clean water caught quickly it is often unnecessary, and applying it to every surface as a matter of routine is a line worth asking about. On Category 2 and 3 work it is part of the job.

They ran twenty machines. Is that normal?

It can be. The count is set by the wet area and the moisture load, and under-equipping extends the job and risks mold. What makes it checkable is the drying log — the machine count should track a wet area the readings support, and it should come down as the structure dries rather than staying flat until the last day.
