How long does it take to dry out a house after a flood?

A few days is common for a contained clean-water loss. A flooded house takes longer, because Category 3 water means removal before drying can start.

When the readings reach the goal, it is dry. Not before, and there is no reason to keep equipment running after.

Floodwater is Category 3: grossly contaminated, because it has crossed the ground and picked up whatever was on it.

That means porous material it soaked is removed rather than dried — carpet and pad, insulation, drywall to above the water line, particleboard, cabinetry bases, anything absorbent. The removal happens first, and only then does the structure that remains get dried.

So the honest answer to “how long to dry a flooded house” starts with a different question: how much of it is being dried at all, and how much is being taken out.

In a flooded house that window is usually already gone by the time anyone reaches the building — which is one more reason removal rather than drying is the answer for porous material after a flood. What remains still has to be dried promptly, because the same rule applies to it.

Two documents make this part of a claim straightforward. A daily moisture log — readings per material per location, dated — and an equipment log showing what ran where and for how long.

Ask for both at the start rather than at the end. A contractor who takes readings daily will produce them; one who does not will not be able to.

What moisture reading counts as dry?

Not a fixed number — a comparison. The target is set from an unaffected area of the same material in the same building, because a subfloor in a humid climate sits naturally higher than the same subfloor somewhere dry. A contractor who cannot tell you what their target is and where it came from is not measuring.

Can I speed it up?

Gentle heat helps, as long as dehumidification is removing what comes off. Opening a wall or a floor to reach a trapped cavity helps a great deal. Leaving equipment running continuously helps more than most people expect, because switching it off at night lets materials re-absorb.

They took the equipment away but it still smells. What now?

A musty smell after equipment removal usually means something is still wet, in a place nobody opened. Ask for the final readings and where they were taken. If a cavity, a subfloor or an area under cabinetry was never measured, that is where to look.
