Can bleach kill mold?

Yes, on a hard, non-porous surface. EPA still does not recommend it as a routine practice, for two reasons — dead mold continues to cause allergic reactions, and bleach does not reach mold growing inside porous material. Never mix it with ammonia or other household cleaners, which produces a toxic gas.

The use of a chemical or biocide that kills organisms such as mold (chlorine bleach, for example) is not recommended as a routine practice during mold cleanup. There may be instances, however, when professional judgment may indicate its use (for example, when immune-compromised individuals are present).

Dead mold may still cause allergic reactions in some people, so it is not enough to simply kill the mold, it must also be removed.

The allergen is structural protein. It does not stop being an allergen when the organism dies. A sterilized colony left in place is a dead colony still in place.

Never mix chlorine bleach solution with other cleaning solutions or detergents that contain ammonia because toxic fumes could be produced.

This is not theoretical. Bleach and ammonia produce chloramine vapour, and the household version of the mistake is using a bleach spray and a glass or floor cleaner in the same small room within a few minutes of each other.

Why it fails on porous material Link to this section

Household bleach is roughly 92 to 97 percent water. Applied to drywall, bare wood, grout or fabric, the water is absorbed into the material and carries some of the chlorine with it, but most of the active ingredient stays at or near the surface where it evaporates.

Meanwhile the growth is not at the surface. EPA’s description of porous materials — mold fills the empty spaces and crevices and may be impossible to remove completely — is a description of a colony that has grown into the substrate.

So the result on a porous surface is the worst combination available: the visible staining lightens, so the wall looks fixed; the colony inside survives; and the material has just been given more water.

Detergent, water, and complete drying, on hard surfaces, for areas under about ten square feet. Replacement for absorbent materials. And, underneath all of it, the moisture fix — because EPA’s stated outcome is that a background level of mold spores will remain, and these spores will not grow if the moisture problem has been resolved.

What this means for your claim

What you clean with has no effect on coverage. What does have an effect is when the water event happened and whether you can show it.

There is one way a cleaning decision can cost you money. Cleaning, repainting and disposing of material before anyone has documented it removes the evidence that the mold followed a sudden covered event rather than a slow one — and that is the distinction between a claim inside the fungi sublimit and no claim at all.

Common mistakes

  • Mixing bleach with ammonia, or with a cleaner that contains it. Both EPA and CDC give this warning explicitly.
  • Spraying bleach on drywall or bare wood. It is mostly water — the water soaks in and the chlorine stays near the surface.
  • Using it in a closed room. EPA says to ventilate and exhaust the air outdoors when disinfectants are used.
  • Treating a killed colony as a finished job. EPA's position is that it must also be removed.
  • Believing bleach prevents recurrence. Nothing does except taking the moisture away.

So is bleach useless?

No. On tile, glass, sealed surfaces and sanitary fixtures it kills surface growth effectively, and EPA notes a case where professional judgment may call for a biocide. The argument is against reaching for it first and treating a kill as the end of the job, on materials where it cannot reach the growth at all.

What about the smell after cleaning with bleach?

A chlorine smell is the product, not a measure of success. A persistent musty smell after cleaning is the useful signal — it means microbial growth is still present somewhere, typically inside a material or a cavity that was never opened.

Is there a safer product that does the same thing?

Hydrogen peroxide and undiluted white vinegar both kill many molds on hard surfaces and neither produces a poisonous gas if it meets an ammonia cleaner. They share the same limitation, which is that killing is not removing, and neither one reaches into porous material either.
