How to remove mold from walls?

It depends on what the wall is made of. Painted, non-porous surfaces under about ten square feet can be washed with detergent and water. Drywall is porous, and mold growing on its paper face usually means the board comes out. Visible growth on a wall often means moisture inside the cavity.

The short version

“Wall” covers a painted, sealed surface and a sheet of paper-faced gypsum, and EPA treats those as opposite cases.

A washable painted surface — semi-gloss or gloss paint in good condition, tile, sealed plaster, glazed block — behaves as a hard surface. EPA’s instruction applies directly: clean the mold off with water and detergent, and dry completely.

Drywall does not. The gypsum core is sandwiched between paper facings, and that paper is exactly the kind of absorbent material EPA has in mind:

Absorbent or porous materials, such as ceiling tiles and carpet, may have to be thrown away if they become moldy. Mold can grow on or fill in the empty spaces and crevices of porous materials, so the mold may be difficult or impossible to remove completely.

Flat paint on drywall sits somewhere in between and usually behaves as porous. If the growth has stained rather than sat on the surface, the paper underneath has already been colonized.

Mold grows where it is wet, and in a wall assembly the wettest place is inside. Water arriving from a leak, a wind-driven rain intrusion, or condensation on the back of the sheathing wets the cavity first and reaches the room-side surface last.

By the time you can see it, the cavity behind it has usually been wet for a while — and the insulation, the back of the board, and the stud faces are the surfaces with the most growth on them.

This is why the honest answer to “how do I clean this” often begins with finding out how big it is, and why EPA’s area thresholds are not a formality:

A patch that measures four square feet on the paint and turns out to be forty inside the wall has crossed two rows of that table, and the work it needs is not the work the patch suggested.

What is actually behind the surface Link to this section

A typical exterior stud bay contains framing, fibreglass or mineral wool insulation, a vapour retarder, sheathing, and often an electrical run. Of those, the insulation and the paper facings hold water longest, and neither can be dried in place reliably once it has grown mold.

This is the mechanism behind the most common frustration in the subject — the wall that was cleaned properly, dried on the surface, repainted, and grew the same patch back four weeks later. Nothing was done wrong to the paint. The cavity was never opened.

What this means for your claim

The reason this matters to a claim is that opening the wall is the expensive part, and it is also the diagnostic part. A patch of growth on the surface tells you almost nothing about scope. What is behind it — wet insulation, a mold-covered stud bay, a supply line that is still dripping — is what an estimate is actually written against.

Mold work is paid from a separate fungi and mold sublimit, commonly $10,000, not from your dwelling limit. Removing and rebuilding wall assemblies eats that number quickly. Document the growth, the moisture readings if anyone takes them, and the source, before any material is cut out and carried to a skip.

Common mistakes

  • Judging scope from the surface. The stain on the paint is the edge of the problem, not its size.
  • Painting over it, including with a mold-blocking primer. EPA is explicit that the surface is cleaned and dried before painting.
  • Cleaning a wall that is still wet inside. The cavity keeps feeding it and it returns within weeks.
  • Cutting out material before photographing it, which removes the evidence a claim rests on.
  • Assuming drywall can be saved because the paint wiped clean. The paper facing behind the paint is where growth lives.

Common follow-up questions

Can I just use a mold-killing primer?

EPA's guidance is that moldy surfaces are cleaned and dried before painting, and that dead mold still causes allergic reactions until it is removed. Sealing over growth also hides the moisture that produced it, which is the part that decides whether it returns.

How do I know if the mold is inside the wall?

Growth that returns to the same spot after a proper cleaning, staining that spreads without a surface source, a musty smell that is stronger near the wall than in the room, cool spots, or paint and tape lifting are all indications. A moisture meter reading taken through the board settles it, and a restoration technician or a home inspector can take one.

Does the mold have to be removed before drywall is replaced?

Yes, and the moisture source has to be fixed first, or the new board grows the same thing. EPA's order is fix the water problem, remove the mold and the material it is in, dry completely, then rebuild.
