How do you fix water damaged hardwood floors?

It depends on how long it was wet and what the water was. Hardwood cups when it absorbs from below and often flattens as it dries, so refinishing is judged after drying rather than during. Boards that have crowned, delaminated or grown mold underneath are replaced, not sanded.

What cupping is, and why it usually reverses Link to this section
Wood expands as it takes up moisture. When a floor is wetted from below — a leak reaching the subfloor, water running under the boards — the underside of each board expands while the finished face stays comparatively dry.
The board becomes wider at the bottom than the top, so the edges lift. That is cupping, and it is a moisture gradient rather than damage.
As the board dries and the moisture equalizes through its thickness, the gradient reduces and the cupping usually reduces with it. How much it recovers depends on species, thickness, how wet it got and for how long — but the important practical point is that a cupped floor is not yet a decision.
Why sanding early is the classic expensive mistake Link to this section
Sanding a cupped floor flat removes the raised edges. When the board then dries and tries to return to flat, the material that would have come back down is gone, and the middle stands proud instead. That is crowning, and it is permanent.
The sequence that works is: dry the floor and the subfloor to target, wait for the wood to stabilise, then assess. The sequence that ruins floors is: sand now, dry later.

Solid hardwood over plywood or board holds a great deal of water between the two layers, and the assembly dries slowly from a face that is nailed down.
This is why professional drying of a wood floor often involves lifting boards, drilling access, or using mats that pull moisture through the surface — and why a floor that feels dry can read wet for another week. It is also why mold under a floor is common: the material is enclosed, dark and slow to dry, which is the whole recipe.

If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.

Clean supply water caught quickly is the case that recovers. Water that has crossed the ground, come back up a drain, or stood long enough to grow things is Category 3, and porous flooring it soaked comes out regardless of how the boards look — because the classification is about contamination, not appearance.
What this means for your claim
Flooring is one of the most disputed lines in a water claim, because the timing of the assessment changes the answer. A floor evaluated while it is still wet looks like a total replacement; the same floor evaluated after drying is sometimes a refinish.
Insist that the assessment happens after drying, with readings, and that the readings are shared. Photograph the floor at intervals — the day of the loss, mid-drying, and after — because the sequence is what shows an adjuster that recovery happened, or that it did not.
Where replacement is genuinely necessary, the question of matching adjacent undamaged areas becomes live, and how a policy handles continuous flooring across rooms varies. Ask about it specifically rather than assuming.

Common follow-up questions
How long before I know if the floor is saved?
Longer than most people want. The floor has to reach its target moisture content and then stabilise, and wood is among the slowest materials in a building. Weeks rather than days is normal, and the assessment is worth waiting for because it is the difference between a refinish and a replacement.
Can I dry it with a heater and a fan?
Gentle warmth with dehumidification helps. Aggressive heat does not — it dries the face far faster than the core, which checks and splits the boards and can be worse than the water was. The subfloor also has to dry, and it will not do so from room air alone if the boards are still down.
What about water-damaged wood furniture rather than flooring?
Same principles, different economics. Solid wood recovers reasonably well if dried slowly and evenly; veneered and particleboard furniture usually does not, because the adhesive fails and the core swells irreversibly. Photograph and list it for the contents part of the claim before deciding anything.
