How to clean soot off walls?

Smoke residue is not dust, and the four types are not degrees of the same thing. They differ in particle size, in whether they are dry or oily, in how strongly they bind to a surface, and in what happens when they get wet.

It starts with what burned, which you usually know. A kitchen fire involving fats means protein residue. A furnace event means fuel-oil soot. A fire that smoldered in upholstery or in a wall cavity means wet smoke. A fast fire with plenty of air means dry smoke.

Then the residue itself. Dry smoke is dry to the touch and comes off on a finger as powder. Wet smoke is tacky and leaves a smear. Protein residue feels slightly greasy on a surface that looks clean. Fuel-oil soot is visibly oily and often heaviest near supply registers.

Mixed fires produce mixed residue, which is normal and is one reason the assessment is worth having rather than guessing.

Combustion products are acidic. Left on surfaces they etch metal, corrode electrical contacts, and bind progressively into porous finishes. Something liftable in week one is often not liftable in month two.

So the answer is neither “clean it now yourself” nor “leave it indefinitely”. It is to get the residue identified quickly and the scope written against it, and to photograph everything before any of that happens.

Keep the HVAC system off. Ventilate if outdoor conditions allow. Photograph every room including the ones that look fine. Keep people and pets out of the worst areas. And leave the surfaces alone until someone has said which residue is on them.

Why this needs a professional

This is the clearest case on the site where doing something is worse than doing nothing. Wet smoke from a slow, smoldering, low-heat fire is dense and sticky, and a wet cloth drawn across it drives it into the paint film. A wall that a professional could have cleaned then has to be sealed and repainted, and the cost moves from cleaning to refinishing.

Dry smoke from a fast, hot fire is powdery and is removed dry first — introducing moisture to it turns loose particulate into a smear. Protein residue from a cooking fire is a thin amber film that is almost invisible, so people clean what they can see and leave nearly all of it, then cannot understand why the smell persists. Fuel-oil soot from a puff-back is oily and acidic and is spread through the duct system.

There is also a respiratory dimension. Disturbing settled residue puts it back into the air, and the particles are small enough to reach deep into the lungs.

What this means for your claim

Cleaning before documentation is the expensive mistake here, in two ways. It removes the evidence of extent — and extent is what an estimate is written against — and if it smears the residue, it converts a covered cleaning line into a refinishing line that an adjuster may argue you caused.

Photograph first, including rooms that look unaffected. A swipe test on a windowsill two rooms from the fire, photographed, is the evidence that a residue scope should cover the building rather than the burned room. Then let the scope be written before anything is touched.

  • Running the HVAC system, which distributes residue into rooms that were clean.
  • Painting over it. The residue is still there, and it comes back through and keeps releasing odor.
  • Waiting weeks before anything is done. The residue is acidic and the damage is progressive.

What about a small soot mark from a candle?

Candle soot is a small dry-smoke deposit and is a different situation from a structure fire — it is a cleaning question, not a restoration one. The caution on this page is about a building where something burned, where the residue is extensive, mixed, and sitting on surfaces you cannot all see.

Can I paint over it?

Not as a fix. Residue under paint continues releasing odor, and it bleeds through many finishes over time. Sealing is a legitimate step in a professional sequence, but it comes after removal rather than instead of it — and doing it in the wrong order is why some houses smell again months after they were declared finished.

The walls look clean. Is there anything there?

Possibly a great deal, if the fire involved cooking fats. Protein residue is close to invisible and coats everything. A clean white cloth drawn across a high shelf or a windowsill in a room away from the fire settles it, and it is worth photographing whatever comes off.
